Moving to Gilbert, AZ and wondering which neighborhoods you should actually look at first?
Here’s the first thing I’d tell you: don’t choose a Gilbert neighborhood because somebody on the internet called it “the best.” Choose it because it fits the way you want to live.
Do you want community pools and trails? A bigger backyard? Something close to restaurants and coffee? A golf community? Newer construction? Or are you the person who wants to do as little yard work as humanly possible on Saturday? 😂
Gilbert has very different pockets, and that’s what makes searching for Gilbert, AZ homes for sale interesting. As an East Valley Arizona Realtor, I’d rather start with your lifestyle and work backward from there.
So if you’re moving to Gilbert, Arizona, these are some of the areas I’d want on your radar first—not as a ranking, but as very different starting points.
Cooley Station: If You Want Amenities + Easy Everyday Living
Let’s start here because I currently have a home in Cooley Station, and it’s such a good example of why buyers are drawn to this part of Gilbert.
Cooley Station is a master-planned community around Williams Field Road between Higley and Power roads. The community includes multiple housing styles along with parks, open spaces, walking and biking trails, shopping and the Verde at Cooley Station urban village.
Translation? There’s stuff to do without everything having to happen in your own backyard.
That can be a great fit for buyers who want neighborhood amenities but don’t necessarily want a giant property to maintain.
And speaking of that…
A Cooley Station Home Currently for Sale
My listing at 3964 E Vest Avenue, Gilbert, AZ 85295 is currently offered at $565,000.
It has 3 bedrooms, 3 bathrooms and nearly 2,400 square feet on a corner lot. There’s an upgraded kitchen with quartz counters and a limestone backsplash, a wall of sliding glass doors, a private primary balcony and a low-maintenance backyard with turf, travertine and an extended covered patio.
You also have access to community amenities including pools, parks, pickleball and walking paths.
Basically: love your neighbors… just maybe not in your living room. 😂
If that sounds like your kind of setup, Cooley Station is absolutely worth adding to the search.
Agritopia: If You Want Something That Feels Different
If you tell me you don’t want a neighborhood that feels like every other neighborhood, I’m probably going to bring up Agritopia.
This community was built around Gilbert’s agricultural roots, and more than 11 acres of its 160-acre footprint are certified organic farmland. Today, the area combines residential living with the farm, restaurants, local makers at Barnone and the mixed-use Epicenter, where you’ll find dining, shops and other businesses.
It has personality.
And that matters more than people realize when they’re relocating to Arizona.
You can look at twenty beautiful houses online and still realize that what you’re really trying to find is a place you enjoy coming home to.
If being close to coffee, restaurants, local businesses and a distinctly Gilbert setting matters to you, I’d want you to at least experience Agritopia before deciding where to buy.
Power Ranch: If Community Amenities Are High on Your List
For buyers who tell me, “Tara, we’re actually going to USE the amenities,” Power Ranch deserves a conversation.
The community has several pools, a splash pad, tennis courts, sports fields, volleyball and more than 26 miles of trails connecting its neighborhoods.
That last part is important.
When you’re comparing Gilbert Arizona real estate, don’t just ask whether there’s an HOA or community amenities. Ask yourself whether those amenities match your actual lifestyle.
Would you use the trails?
Would you use the pool?
Do you want recreation within the community?
If yes, those features may carry real value for you. If you know you’ll never touch them, that matters too.
This is also why I want buyers reviewing HOA fees, rules and governing documents before purchasing rather than simply assuming an HOA is either “good” or “bad.”
Val Vista Lakes: If You Want a Very Different Arizona Setting
Yes, we live in the desert.
And yes, Gilbert has a community called Val Vista Lakes. 😂
The approximately 900-acre community includes 24 residential subdivisions with both lakefront and off-lake homes. Its association amenities include sports parks, bicycle paths, a clubhouse, tennis, racquetball, fitness facilities, pools and a lagoon-style swimming area. This is one of those areas where I’d tell buyers: go see it before deciding whether it belongs on your list.
The setting is noticeably different from what someone relocating from outside Arizona might picture when they hear “Gilbert.”
And because housing within a large master-planned community can vary, I wouldn’t assume every Val Vista Lakes home offers the same property features or association access. We’d look at the actual home, subdivision, HOA documents and current fees before deciding whether a specific property works for you.
Seville: If Golf and Club Amenities Matter to You
Head farther south in Gilbert and you’ll find Seville, a master-planned community centered around Seville Golf & Country Club.
The private club features an 18-hole golf course along with membership options involving tennis, pickleball, fitness, aquatics and dining. Club access and amenities depend on membership, so I’d want buyers to verify current membership terms rather than assuming purchasing a home automatically includes everything.
This is where being really specific with your Realtor helps.
Don’t tell me you just want “a nice house in Gilbert.”
Tell me:
- You golf three times a week.
- You need space for a home office.
- You want a pool but don’t want to maintain one yourself.
- You want newer construction.
- You need RV parking.
- You’d rather have a small backyard and spend weekends doing literally anything besides landscaping.
THAT information helps me find your house.
Near the Heritage District: If You Want Gilbert With More Going On Around You
If you like having restaurants, events and activity nearby, I’d also look at homes around Gilbert’s Heritage District.
The Heritage District is Gilbert’s historic downtown and an established redevelopment area. The Town continues to plan infrastructure and redevelopment projects there, including pedestrian, streetscape and connectivity improvements.
It also has public transit connections to destinations around Gilbert and the East Valley.
I’d approach this search differently from a master-planned community like Power Ranch or Cooley Station.
Instead of asking, “What amenities does my HOA provide?” we might be asking, “How close do I want to be to downtown Gilbert?”
Same city.
Completely different home search.
South Gilbert: Don’t Forget About What’s Around the Neighborhood
One mistake buyers make when moving to Gilbert, Arizona is focusing so hard on the subdivision name that they forget to look at what surrounds it.
Gilbert itself offers more than 600 acres of open space, and its park system includes major recreation destinations throughout town.
In South Gilbert, for example, Gilbert Regional Park at Higley and Queen Creek roads includes pickleball, basketball, tennis and sand volleyball courts, playgrounds, a splash pad, a lake, walking paths and event areas.
So sometimes I’m not only evaluating the neighborhood.
I’m looking at the five-, ten- and fifteen-minute radius around your house.
Because that’s where you’ll actually live.
How Do I Choose the Right Gilbert Neighborhood?
Here’s my favorite answer:
Start with your Tuesday.
Not your dream vacation. Not your Pinterest board. Your regular Tuesday.
Where are you going in the morning? How much driving are you comfortable with? Do you work from home? Where does the dog go? Do you actually want a pool? Do you entertain? Do you need storage? How much house and yard do you realistically want to maintain?
Then we start comparing Gilbert homes for sale based on those answers.
That might lead us to Cooley Station.
Or Agritopia.
Or Power Ranch.
Or Val Vista Lakes.
Or Seville.
Or somewhere completely different.
And sometimes after looking in Gilbert, buyers realize they should also compare Mesa Arizona real estate, Chandler Arizona homes, Queen Creek Arizona real estate or San Tan Valley real estate before deciding.
That’s okay.

Compare the condition of the home, lot placement, HOA requirements, community amenities, commute and transportation needs, insurance considerations, property taxes, financing and what your total monthly housing cost could look like.
If you’re considering new construction homes in Arizona, representation matters there too. The builder’s sales team represents the builder’s interests; buyers can choose their own representation subject to applicable agreements and builder procedures.
For financing, taxes, insurance, legal questions or investment considerations, I’ll also encourage you to speak with the appropriate licensed lender, insurance professional, tax advisor, attorney or financial professional.
